About

Forging a legacy in Sydney's east.

Christian Sanchez has built his career on the belief that every property has untapped potential. While many might overlook a quieter street or an unassuming block, Christian brings a practiced eye and steady intuition to each project. His deep knowledge of Sydney’s Eastern Suburbs reflects an understanding of how the subtle contours of neighbourhoods—edges, pockets, vantage points—can be harnessed to deliver lasting value for owners and investors alike. Christian’s strength lies in taking the time to understand the unique character of each site and the changing needs of communities. He enjoys working closely with partners and clients to find solutions that may not be immediately apparent, and he takes pride in outcomes where value and quality endure long after a project’s completion.

“After enough years, you start to trust that instinct — when you just know a place has something special”

With a focus on thoughtful planning and a hands-on approach, Christian aims to deliver projects that quietly exceed expectations and stand the test of time. He welcomes conversations with those who share a similar appreciation for detail and potential.
Projects

Selected Works

At CSKS Developments, each project reflects a commitment to thoughtful design, practical problem‑solving, and disciplined execution. From boutique conversions to large‑scale urban developments, our track record spans every stage of the development process — from acquisition and planning through to sale.
48 Kennedy Street, Kingsford
This inner‑city renewal project transformed a dated, dilapidated apartment block into a contemporary collection of 13 well‑appointed residences. Through careful planning and value engineering, an additional dwelling was approved within the building’s former communal facilities. Meticulously managed on site, the project was delivered under budget and swiftly sold out upon completion.
1A Rose Bay Avenue, Rose Bay
Positioned at a high‑profile entry to Rose Bay, this site was secured and approved for 13 SEPP Seniors Living apartments. The development involved the demolition of the existing dwelling, significant excavation works, and the design of a premium residential building in keeping with its surroundings. The site was later sold with approval to an experienced builder who completed construction.
HM@S Port Melbourne
CSKS contributed to one of Melbourne’s landmark waterfront addresses, working alongside Fender Katsalidis Architects and a team of consultants to prepare approvals for more than 200 residences. Delivered by Grocon, the project sold out within days of completion with strong support from Colliers and Hocking Stuart.
Capella Apartments, Kensington
Capella set a new benchmark for inner‑Sydney apartment living, comprising 180 luxury residences across a podium, two towers, and ground‑floor retail. CSKS Developments played a dual role as equity partner and development auditor for a major private stakeholder, overseeing every phase of planning, design, and delivery to ensure quality and fiscal alignment.
4 & 5 Dunbar Street, Watsons Bay
This boutique infill project required creative planning and negotiation. CSKS secured subdivision certification and collaborated with council on a unique miscellaneous plan to formalise the approval, allowing the relaxation of minimum allotment size requirements under the DCP.
Hervey Bay Bulky Goods Centre, QLD
For this major regional project, CSKS prepared and secured a Material Change of Use approval for 24,000 square metres of large‑format retail and parking for 600 vehicles. The ready‑to‑build site was sold to Bunnings Ltd with the benefit of the full approval package.
Crows Nest Plaza, Crows Nest
This landmark retail redevelopment replaced an ageing 3,000‑square‑metre centre with a modern 9,000‑square‑metre neighbourhood shopping complex featuring Coles, Franklins/IGA, and more than 3,000 square metres of specialty retail. CSKS negotiated long‑term leases with both anchor tenants before the project’s successful sale to Coles.
240–246 Geelong Road, Footscray
CSKS secured a long‑term option over the former Dimmeys distribution site and collaborated with Bunnings on a permit application for its redevelopment. Following approval and completion of negotiations, the site was settled with Bunnings under an agreed structure.
8 Rivers Street, Bellevue Hill
This project involved exceptional vision to transform a challenging site. The backyard was lowered by one level, requiring extensive earth removal and structural work. Previously set 3–4 metres above the living areas and accessed only by staircase, the new design created seamless level indoor-outdoor living, dramatically enhancing the property’s functionality and appeal
76 Boronia Road, Bellevue Hill
Set on a beautiful, tree-lined street known for its tranquil atmosphere, this dual-occupancy project benefits from stunning views over the adjacent golf course, offering a prestigious outlook. The site enjoys close proximity to Plumer Road Village, a charming local hub with cafes and amenities, enhancing lifestyle convenience. The property was sold with Development Approval in place, highlighting its strong appeal in one of Sydney’s most sought-after suburbs.
67 Reina Street, North Bondi
A refined coastal residential project where CSKS Developments managed planning, design, and construction for a new semi-detached home. The kitchen in this residence was recognised with a prestigious design award, reflecting exceptional craftsmanship and attention to detail. The property was sold shortly after completion, underscoring strong buyer demand in the area.
28 Beresford Road, Rose Bay
Situated on a wide, tree-lined street with a peaceful setting, this project significantly enhanced the property’s connection between indoor and outdoor living. The Development Application secured full consent through complex proceedings in the NSW Land and Environment Court. The approved plans allow level access to an expansive backyard from the living areas, offering an exceptional lifestyle opportunity. The property was sold with development consent in place, ready for construction.
